First impressions matter, so take the time to clean, declutter, and organize your home to make it look its best.

Don’t forget about necessary repairs and upgrades, too.  Walk around each room and really look at it.  Check out corners, look for cobwebs, do the light fixtures need updated?  Then write down a to-do list by room.  

By presenting your home in its best light, you’ll be sure to attract potential buyers.

Price it right, and check it twice

In West Michigan we are experiencing the double edge sword of low inventory and quickly shifting buyer demand which means comparable home sales are less available and market pricing is a moving target.  

Meet with an agent early in the process to give you an idea of what they suggest as a list price and meet with them again the week before you are planning to list to confirm pricing. Your agent will not only look for past sales, they will call all listings around you that are under contract and actively for sale to get a better sense of buyer activity for your neighborhood.

Use Marketing That Makes a Difference

Your Agent will invest in professional photography and online listings to showcase your home’s best features and draw potential buyer’s in online.  They’ll also give you a social media ready link to share with your neighborhood group/friends

In addition, consider adding an open house to that first weekend as an active listing.  This will give Agent supervised time to the public and neighbors who have friends looking to tour your home in a bucketed section of time.

Receiving offers can be exciting, but it’s important to keep a level head during the negotiation process.

Make a list of the most important factors you are looking for.  Consider price, if you need any extra time in the home after closing, and if you are willing to pay any of the buyer’s closing costs as part of the process.
